Existing building was abandoned for 3-4 years prior to the start of the re-habilitation.

Utilities and mechanical systems had been removed by scavengers. The basement held approximately 5′ of water; roof, widows nor masonry were maintained and in severe conditions.

Significant efforts and coordination with neighboring museums was required in an effort to compliment each others independence as well as preserve the historical significance of each.

+/- 60 day construction schedule.

Four weeks into construction a change to the design was made requiring the removal of +/- 5,000 s.f. Of the second floor to create an atrium. With three weeks left in the schedule another design change was made to include the exterior courtyard being created with clearing, grading, drainage, pavers and new plantings made part of the work.

All new mechanical, electrical, plumbing, fire protection, elevator and window systems were required.
Critical completion date was set to coincide with the opening day of the democratic national convention being held at mccormick place several blocks away from the facility.

The opening was a success.
